Setup & training

Airbnb & homestay listing setup, with training so you run it yourself

We set up your homestay on the major booking platforms, connect your calendars, and train you to run it yourself.

airbnb setup service — one homestay property synced to multiple booking platforms

Airbnb setup service for homestay owners

Our airbnb setup service is for homestay and vacation-rental owners who have a property but have never sold rooms online, or who tried once and stopped because it meant too many accounts, too many calendars and too much to learn at the same time. We build your listings on the booking platforms that matter, connect them so they stay in step, and then train you to run everything yourself. You finish with a working setup and the know-how to keep it working, not a dependency on us.

This is a setup-and-training service. We build the system with you, and you run it. Anything that has to happen at the property itself stays with you, and the section on what is not included says exactly where that line sits. We work with owners anywhere in the world, in English.

The booking platforms we set up for your property

Which platforms make sense depends on your property and your guests, so we choose them with you in the first conversation. These are the ones we set up most often. We are an independent agency: the platform names are used only to describe what we set up, and we are not affiliated with or endorsed by any of them.

Airbnb

Your listing built properly from the start: description, photos, house rules, rates and availability entered carefully rather than rushed.

Agoda

The same careful build for Agoda, so the property is presented consistently wherever a guest finds it.

Booking.com

Your property set up with accurate details, rates and calendar, ready to be connected with the rest.

Trip.com

Your listing created and checked, with availability that matches every other platform you use.

Traveloka

Set up the same way as the others, so one change to your calendar is reflected everywhere.

Expedia and more

Other platforms that suit your property can be added. We agree the list with you before anything is built.

How the homestay setup works, step by step

The order matters. Platforms and the channel manager are chosen before any listing is written, so nothing has to be rebuilt later. Each step ends with something you can see and check.

Step 01

Consultation

We start with a conversation about your property, your guests and what you want to be able to do yourself. This is where we find out how many room layouts you have and what you already use.

Step 02

Choose platforms and a channel manager

Together we decide which booking platforms to list on, and which channel manager will keep them connected. We explain the options plainly, including what each one costs you to run.

Step 03

Build the listings with your photos

We create the accounts in your name and build each listing using the photos you supply: description, amenities, house rules, rates and availability.

Step 04

Sync the calendars

We connect every platform to the channel manager so calendars, rates and availability stay in sync. A night booked on one platform closes on the others, which is what prevents double bookings.

Step 05

Two online training sessions

We walk you through running the setup yourself: the calendar, rates, messages and listing improvements. The sessions are online, so you can join from wherever you are.

Step 06

One month of support

For one month after setup, you can come to us with questions as real bookings and real situations come up. Extra help beyond that is available at an additional charge.

A channel manager keeps every calendar in sync

If you list the same property on several platforms without connecting them, a night booked on one stays open on the others. That is how double bookings happen. Basic airbnb calendar sync between two platforms can cover a very simple case, but a vacation rental channel manager is built for the job: one place for your calendar, rates and availability, passed on to every platform you use.

A paid tool, paid by you

A channel manager is a subscription. You pay the provider directly; it is not paid through iWON and it is not part of our fee.

If you do not have one yet

We recommend our preferred channel manager and set it up with you. You choose whether to use it.

If you already use one

If it is a professional-grade channel manager, we can work with it once we have checked that it does what your setup needs.

Your accounts, your payouts

Accounts are opened in your name, and payouts go to your own bank account. iWON never holds your money.

Training, so you can run it yourself

The setup is only half of the job. The other half is you being able to run it on a normal week without calling anyone. The training is built around that.

The two online sessions cover the day-to-day: reading your calendar, answering guests, and changing rates. They also cover airbnb listing optimization, meaning how to read your own listing the way a guest does and improve the title, description and photo order over time. We also explain how pricing tools such as airbnb dynamic pricing work, so you can decide for yourself whether and when to use them. Think of it as the guidance an airbnb consultant would give you about your own property, handed to you to keep.

Two online training sessions

Included in the setup. We work through your own listings and your own channel manager, not a generic demo.

One month of support

Included after setup. Extra help beyond that month is available at an additional charge.

Optional: written procedures

If you want your routines written down as standard operating procedures (SOPs), we can write them on request for an extra fee.

If answering guest messages is the part you would most like to hand off, our AI Agent & Chatbot Development service can automate guest message replies. It is a separate service, and it works best once your listings are already running.

What is not included

This is an online service. We would rather be clear about the edges now than have you find them later. The following are not part of what we do:

Housekeeping, cleaning and maintenance

We do not clean, repair or look after the property. That stays with you or the people you use.

Offline and on-site work

Everything we do happens online. We do not visit or work at your property.

Photography

You supply your own listing photos. We do not take them.

Permits and licences

We do not arrange permits or licences. If your location requires them, that remains your responsibility.

How pricing works

We price per property, based on how many platforms you want. Several units with the same room layout count as one property. A different room layout counts as a separate property type, with an additional charge.

The channel manager subscription is separate and is paid by you directly to the provider. Tell us about your property and the platforms you have in mind, and we will come back with a quote for your airbnb setup service.

Who owns the accounts?

You do. Every account is opened in your name, and payouts go to your own bank account. iWON never holds your money, and the property and its listings remain yours.

What channel manager do I need?

You need one professional-grade channel manager. If you do not have one, we recommend our preferred tool and help you set it up. If you already use one, we check it first and can work with it if it suits. Either way, the subscription is paid by you directly to the provider.

What if I already have listings?

Tell us where they are. We look at what you have and decide with you whether to keep, improve or rebuild each listing, then connect everything through the same channel manager so the calendars agree.

What photos do I need?

You supply your own listing photos. We do not take photographs. We will tell you in the consultation what to prepare.

What happens after the one month of support?

You run the setup yourself, which is what the training is for. If you want more help after that, it is available at an additional charge. Written SOPs are also available as an optional add-on, for an extra fee.

Can you manage my property for me?

No. This service sets up your listings and trains you to run them. We do not operate the property, handle guests or manage bookings on your behalf, and we do not provide housekeeping or any on-site work.

What if my units have different room layouts?

Units with the same room layout count as one property. A different room layout counts as a separate property type, with an additional charge. Tell us about each layout when you ask for a quote.

How long does setup take?

It depends on the number of platforms and the number of property types, so we give you a realistic timeline once we know both.
